    I am still waiting on some rain before I can start my Spring farm work. I'm buying hay every week to keep the cows fed. The pastures are a dust bowl. Drier than a popcorn fart around here. Wildfire is starting to become a major concern.

      Here too. It keeps promising , but nothing gets wet. Luckily, we have enough green around us that wildfires shouldn't be a problem. Even still, fingers crossed.

      It JUST started to rain a bit here and the pastures are turning green. That freeze that hit us in S Central FL stopped everything from growing, a lot of people lost a ton of plants. I have to go feed in the morning, still not enough for the horses to manage on. Will have to hook the spreader up to the tractor and disburse that ton of fertilizer that's stored in the barn

Cost $50 and a mere application to the state agency handling this. Mobiles, unlike homes, have no deed but merely a title like a vehicle. Easy peazy. And my daughter won't have to deal with it at all.

    My Schwab account, about a half mil, I simply added my daughter as the "POD" (pay on death). I croak, she merely shows up with ID and a death certificate. All monies transferred to her instantly. No probate. Same with my bank accounts.

    She lives in Texas, but will be in town in a coupla months, at which point I will transfer the bulk of my silver in the safe to her to take home. It makes sense to me to give it to her now... so she won't have to make the trip when I take the dirtnap. It was always for her anyway. I told her she would have to drive... it weighs about as much as her husband.

    Then the safe will only contain items for my friend Celina, and my 2 goddaughters. About 500 ounces of silver, some gold Eagles, and buncha cash. I plan to add to it as I continue breathing in this veil of tears. Celina will likely be the one to find my flyblown corpse LOL, so she will make the call to the coroner... and then my daughter. My daughter will give Celina the safe combo upon being notified. Everyone gets what I intended for them, and no probate.

    My life insurance of course is paid outright, no probate or taxes.

    My last thing to do is prepay a local spot to cremate, with Celina and my daughter as authorized facilitators.

    Hope this isn't too morbid, but some of us have done none of this and we need to.

    I'm back 5 minutes and already depressed everyone.

    Any holes in my evil plan, let me know.

    Sounds like you've got most things squared away. Only hole I see might be ownership of your vehicles, but maybe you have that covered already.
    We have no heirs, no clue at all what's gonna happen to all of this. PO has a brother in California, but he'll never leave there to come here... So I guess one of y'all will have to come and inherit Ten Oaks - lock, stock and um... very many barrels. :D

      You folks have all been so busy and i've been just the opposite lol.

      I finished de-electrifying my study, swapped my smartphone for a landline (ghosted flip talk-only). I read when my eyes are able - most recently the beautiful Bible that Pastor Dwight sent me last year... i joined the local library so I could download audiobooks... and I'm spending a lot of time on my rocker on the back deck while the weather is still nice. Life is good.

        This snow coming down turned really wet. It's basically turning into concrete as it lands. The single stage electric snow blower can't even touch this stuff any more. We got one pass done this morning with it, but I think it might be old school from here on out. I did purchase a plow blade kit for my lawn tractor, but didn't set it up. Not going to do it now for what is probably the last snow of the season. All three kids still live at home - they will earn their keep the next two days.

          Just came back from the Gun Club's annual meeting and BBQ. Took a few handguns with me to shoot: a Jericho 941F in 9mm, an S&W 41 in 22lr (much fun), and the Ruger RXM I picked up a while ago. Met some new friends while out there, came back and got a call from my Wife's job that the CO2 alarm was activated. Went down there and took care of that and now I am sitting with my feet up, watching Air Force One and bs ing here

            Been removing crappy vinyl siding and replacing all the windows on my house, wrapping with barrier paper in preparation for new siding.
            Got new tires for my truck. Old ones still have good tread but they are 15 rears old and I need to travel 3 hours and bring back a load of Eastern Red Cedar deck lumber. I'll mount them on the wheels and take them to be balanced this week.

              I'm close, I can be there in about 3 hours. Then I'd just have to figure out how to take control of all the property between here and there.

                The snow finally stopped. The local news put the official snow total as about 24", but the drifts are just silly given the winds that storm packed and how it rotated. They called it as the second biggest snow storm to hit Green Bay all time and the largest in over 100 years.
                Got enough done yesterday we could get any one of the cars out in just a few minutes. Since no one has anywhere to be today we decided there was no need to push to get it all done yesterday.

                    We must have gotten the tail end of what you guys had up north. 40's all day yesterday and windy as hell. 27 this morning but going up the 50's. Hell we will be in the high 70's/low 80's by Friday they say. Guess I 'll put the plants back outside again. I thought we were done with the cold shit for the year.

                      Talked to my aunt up at the peak of the WI peninsula. The winds up there were in the 60+ range. She lost a few shingles and was drifted in to the point where a plow truck couldn't get through - a bobcat had to be brought in. Oddly enough she didn't lose power during the storm. This last year she has lost power during dang near every wind/rain storm.

                        We think we got it bad here, I see Hawaii got like 40" of rain in a week and winds over 100mph!!! Not much consolation I know.
                        Daughter, SIL and wife were there for the marathon the SiL ran in. Glad they weren't there for this bs!

                          I'm late again, I know. My daughter is still living up here, getting back on her feet and getting her independance. It's given us time to reconnect after several years. I am still working 40+ hours, add in the hour commute each way, it makes for a long day. I do have the weekends and a friend to look forward to though. I will have some projects to tackle once the snow melts (again). One being landscaping since it was dug up in January when the line from the pump burst. Not fun at all.
                          That's my story, and I'm sticking to it.
